To the Citizens of Emanuel County,
The Emanuel County Board of Commissioners would like to provide clarity regarding the Notice of Property Tax Increase published both in the legal organ as well as here on our website. It is required by state law and although the notice may suggest an increase in property taxes, we want to assure you of the following:
- The county millage rate is not increasing. It will remain at 11.373 mills, the same rate as last year.
- This required advertisement is triggered solely because property values in Emanuel County increased by an average of 2.26%.
- State law requires us to advertise a "tax increase" when the total value of property increases and the millage rate is not rolled back.
We also want to address concerns about the impact of this increase on homesteaded properties (owner-occupied homes). Thanks to our participation in House Bill 581, which established the Floating Homestead Exemption, any increase in value on these properties will be exempt from taxation this year. This means that most homeowners will not see an increase in their county tax bill.
Additionally, to help reduce the burden on non-homesteaded properties (such as businesses and rental properties), the Board of Commissioners is reducing the Development Authority millage rate by 15 percent.
We appreciate your continued trust and support as we work to manage county services responsibly and transparently. If you have any questions, please feel free to your commissioner.
